For Homeowners: Checklist: How To Pack Like a Pro

Plan ahead.

Develop a master to-do list so you won’t forget something critical heading into moving day. This will also help you create an estimate of moving time and costs.

Discard items you no longer want or need.

Ask yourself how frequently you use an item and how you’d feel if you no longer had it. Sort unwanted items into “garage sale,” “donate,” and “recycle” piles.

Pack similar items together.

It will make your life easier when it's time to unpack.

Decide what you want to move on your own.

Precious items such as family photos, valuable breakables, or must-haves during the move should probably stay with you. Pack a moving day bag with a small first-aid kit, snacks, and other items you may need before unpacking your “Open First” box.

Know what your movers will take.

Many movers won’t take plants or liquids. Check with them about other items so you can plan to pack them yourself.

Put heavy items in small boxes.

Try to keep the weight of each box under 50 pounds.

Don’t overpack boxes.

It increases the likelihood that items inside the box will break.

Wrap fragile items separately.

Pad bottoms and sides of boxes and, if necessary, purchase bubble-wrap or other packing materials from moving stores. Secure plants in boxes with air holes.

Label every box on all sides.

You never know how they’ll be stacked. Also, use color-coded labels to indicate which room each box should go in, coordinating with a color-coded floor plan for the movers.

Keep moving documents together in a file, either in your moving day bag or online.

Include vital contact information, the driver’s name, the van’s license plate, and the company’s number.

Print out a map and directions for movers and helpers.

Make several copies, and highlight the route. Include your cell phone number on the map.

Back up computer files on the cloud.

Alternatively, you can keep a physical backup on an external hard drive offsite.

Inspect each box and piece of furniture as soon as it arrives.

Ahead of time, ensure your moving company has a relatively painless process for reporting damages.

For Buyers: Questions to Ask the Condo Board

Before you purchase a condo, you should have an attorney review property documents for you. However, you should contact the board yourself ahead of time. You’ll learn how responsive and organized its members are and be alerted to potential problems.

How many units are owner-occupied?

Generally, the higher the percentage of owner-occupied units, the easier the condo will be to resell.

What covenants, bylaws, and restrictions govern the property?

Carefully read the bylaws to determine if you can abide by them. Also, find out if there are grandfather provisions that allow current owners more rights than you would have as a new owner, such as the ability to rent out your unit.

How much does the association keep in reserve?

Ask how the money is being invested.

Are association assessments keeping pace with the annual rate of inflation?

Smart boards raise assessments a reasonable percentage each year to build reserves for funding future repairs.

What does the assessment cover?

Ask specifically about common-area maintenance, recreational facilities, trash collection, and snow removal (if applicable).

What special assessments have been mandated in the past five years, and how much of that was the responsibility of individual owners?

Some special assessments are unavoidable. But repeated, expensive assessments could be a red flag about building conditions or fiscal policy.

What’s the turnover rate?

This will tell you if residents are generally happy with the building.

Is the condo building in litigation?

Obviously, this is never a good sign. If the builders or owners are involved in a lawsuit, reserves can be depleted quickly to pay legal fees.

What other projects has the developer built?

Try to visit one, and ask residents about their perceptions. Also, request an engineer’s report if the building has been converted from another use.

Are multiple associations involved in the property?

In very large developments, umbrella associations also may require separate assessments.

For Sellers: How To Attract More Buyers

These tips will help you convince buyers your property offers top value for their dollar.

Amp up curb appeal.

Look at your home objectively from the street. Check the condition of the landscaping, paint, roof, shutters, front door, knocker, windows, and house number. Observe how your window treatments look from the outside. Something special—such as big flowerpots or an antique bench—can help your property stand out after a long day of house hunting.

Enrich with color.

Paint is cheap, but it can make a big impression. The shade doesn’t have to be white or beige, but stay away from jarring pinks, oranges, and purples. Soft yellows and pale greens say “welcome,” lead the eye from room to room, and flatter skin tones. Tint ceilings in a lighter shade.
Upgrade the kitchen and bathrooms.

These are make-or-break rooms. Make sure they’re squeaky clean and clutter-free, and update the pulls, sinks, and faucets. In a kitchen, add one cool appliance, such as an espresso maker.

Add old-world patina to walls.

Crown molding that’s at least six to nine inches deep and proportional to the room’s size can add great detail on a budget. For ceilings nine feet high or higher, consider dentil detailing, which is comprised of small, tooth-shaped blocks in a repeating ornamentation.

Screen hardwood floors.

Refinishing is costly, messy, and time-consuming, so consider screening instead. This entails a light sanding — not a full stripping of color or polyurethane — then a coat of finish.

Clean out and organize closets.

Remove anything you don’t need or haven’t worn in a while. Closets should only be half-full so buyers can visualize fitting their stuff in.

Update window treatments.

Buyers want light and views, not dated, heavy drapes. To diffuse light and add privacy, consider energy-efficient shades and blinds.

Hire a home inspector.

Do a preemptive strike to find and fix problems before you sell your home. Then you can show receipts to buyers, demonstrating your detailed care for their future home.

5 Q&As About Your Home Inspection

Whether you’ve had a home inspection done before or this is your first time, there are a few basics buyers should be familiar with. Here are five common questions and answers to help clarify the process.

Who pays for it?

The buyer chooses the inspector, pays the inspector directly for the inspection, and the inspection report generated belongs to the buyer. Get recommendations for a home inspector from friends, family, and your REALTOR®, and make sure whoever you chose is licensed by the Texas Real Estate Commission.

What does an inspector do?

The inspector will go through the property and make note of any damage, need for repairs, or maintenance issues, and then give you a copy of the completed report based on those findings. It’s important to know that there could be defects a home inspector will not find and wouldn’t be expected to find if the defects are in areas with limited or no access. For example, your inspector may recommend getting a structural engineer for a closer look at the foundation.

When should I get an inspection?

Your REALTOR® will discuss including a termination-option period in your contract to purchase the home. This is an amount of time during which you can conduct inspections, negotiate with the seller for repairs, and still have the option to terminate the contract.

Where should I be during the inspection?

You don’t have to be at the property during the inspection, but it can help you better understand the process and get to know the property. Ask your inspector if you can be there to observe and ask questions during the inspection.

Why should I have this done?

Buying a home is probably the largest investment you will ever make, so you want to know as much as you can up front. A home inspector will point out items that need regular maintenance and identify any problems.

After your inspection is complete, talk with your  REALTOR® to determine if there are any issues you want to ask the seller to address before you move forward. A REALTOR® has experience with the homebuying process and will make recommendations that are right for you.
